When do you charge fees?

Our fees are a percentage of the collected rent and are only collected when rent is paid. There are no upfront fees or markups on maintenance or repairs. We do not charge for marketing or advertising. All of our services are included in our simple fee structure.

Do I get to determine the rental price?

We understand that the rent price significantly affects your bottom line and you absolutely have the final say in the rent price. We will provide market analysis to determine what the average fair market rent is for the area and suggest you list at that price.

Explain the showing process?

We do all the showings for you. If you or a tenant are still living in the property, we notify occupants of a scheduled showing. If it’s vacant, we show it whenever it’s convenient for the people looking at the property. Due to our detailed advertising, we rarely must show a property more than 2-3 times before it rents.

Do you do tenant screening?

We can do very a thorough screening process of all applicants. Our applicant screening includes credit check, employment, and income verification, criminal and background records, sex offender records, previous rental verification, and eviction histories.

Who prepares the rental agreement?

We have a very comprehensive, attorney-reviewed rental agreement that covers almost every possible situation that can arise in a Landlord/Tenant relationship. Our Management Agreement with our clients gives us the authority to sign the lease on your behalf. All signed leases are available at any time from the Owner Portal.

Who holds the tenant’s security deposit?

While we are managing your property, we hold all security deposits in our escrow account in accordance with rules and regulations that are enforced by the Colorado Department of Real Estate.  This relieves you of having to adhere to the accounting requirements and liability placed on landlords holding security deposits.

How do I get paid?

Owner distributions of on-time monthly rental funds are sent via EFT to your bank account on or before the 10th of each month. This allows time for us to collect rents, pay bills, and reconcile accounts in accordance with state laws.

Do you conduct inspections of my property?

We conduct a thorough Move-in Inspection prior to the tenant taking occupancy to document the condition of the property. At least every 6 months over the course of the lease agreement, we complete a full interior “safety and maintenance” inspection to ensure the tenants are maintaining the interior of the property and not causing any damage. At the end of the lease term, we do a Move-out Inspection which is conducted after the tenant has fully moved all their belongings out and turned in keys. The condition of the property is documented and compared to the Move-in Inspection to determine if a claim on the security deposit is necessary. All the inspection reports are available for your review at any time via the online Owner Portal.

How are repairs and maintenance handled?

We relieve you of the hassle of receiving maintenance calls from tenants. If the tenants have a maintenance request, they can either submit them to us online through the Tenant Portal or call our maintenance department which is available to receive calls 24-hours. We will notify and obtain authorization from you first prior to conducting any non-emergency repair exceeding a pre-authorized amount. In the event of an emergency (i.e. pipe burst, electrical sparking, etc.), we will immediately dispatch a maintenance professional in order to prevent further damage and notify you as soon as possible. In most cases, the next months’ rent will provide sufficient funds to cover any repairs and it will not be necessary for you to send funds.

Do you provide financial statements?

We provide Income & Expense statements each month and make them accessible via the Owner Portal for review and/or download at your convenience. We also will prepare and send you a comprehensive yearend summary every January for the previous year. This makes tax preparation quick and easy.
