August 2026 Metro Denver Rental Market Update

Denver’s rental market remains active, with the average rent in August at $1,998. This is a small $12 increase from last month, but $237 less than last year. With 4,481 rentals available, renters have many options, and owners face more competition as fall approaches.

Golden

Golden’s average rent for August is $2,100, which is $50 less than last month and $100 less than a year ago. With just 163 rentals available, supply is limited, so owners must highlight what makes their properties stand out to attract tenants.

Highlands Ranch

Highlands Ranch is still one of the most expensive markets, with an average rent of $3,150 in August. That’s a $50 increase from both last month and last year. With only 144 rentals available, demand is strong and tenants face a lot of competition.

Castle Rock

Aurora’s average rent in August is $2,000, which is $5 more than last month but $350 less than last year. With 1,326 rentals available, tenants have many options and owners face a lot of competition.
